How to appeal your business rates
Appealing against Rateable Value
The Valuation Office Agency (VOA) values all business properties for business rates. The valuation is based on information the VOA holds about your property.
You can view and update this information on the find a business rates valuation page.
If the circumstances of the property have changed the Valuation Officer may alter the value.
Ratepayers (and certain others who have an interest in the property) can also appeal against the value shown in the list if they believe that it is wrong.
You must pay the instalments shown on your bill until any appeal has been decided and a revised bill issued. Any overpayment will be refunded to you.
You can contact the VOA using their online service for further information about making appeals.
If you are unable to use the online service you can also contact the VOA on 03000 501 501.
Business Rates Rating Agents
Ratepayers do not have to be represented in discussions about their rateable value or rates bill. Appeals against rateable values can be made free of charge.
You can also use a rating agent do this. The vast majority of agents are reputable and provide a good service but some rogue agents submit inaccurate information that could result in penalties or increased rates bills for businesses. Take great care and if necessary seek further advice before entering into any contract.
Businesses can manage their own business rates by creating a Business Rates Valuation Account on GOV.UK. The VOA has produced a checklist to help businesses if they want to use a business rates agent. Businesses are encouraged to visit GOV.UK for more advice on how to choose a reputable agent.
